Mortgage rates dipped again this week, with conventional loans near 6.63% and FHA/VA loans around 6.25%. These shifts may seem small, but they could signal a larger change on the horizon.

The latest jobs report came in weaker than expected, and prior months were quietly revised with major cuts. At the same time, for the first time in decades, Federal Reserve officials did not all agree on how to move forward. These are the kinds of signals that often come just before a bigger market shift.

Right now, sellers are still offering rate buydowns, closing credits, and other incentives. If demand picks up again, those options could disappear quickly. The buyers who are prepared now will have the best shot at locking in savings before the rest of the market responds.
