The Fed cut rates, but mortgage rates went up to 6.35%. Many buyers who were waiting for the perfect moment were caught off guard.

Here is why. Wall Street reacts ahead of the Fed. When Jerome Powell signaled a cut in late August, rates drifted down to about 6.25%. By the time the cut happened, the market had already priced it in. With no new data to fuel optimism, traders sold off and rates moved back up.

For homebuyers, the bigger issue is often not the interest rate but the down payment. What many do not realize is that their 401k may already hold the funds to help make a purchase possible.

Accessing those resources can mean the difference between staying on the sidelines and starting to build wealth through homeownership. Even with potential costs, the leverage of real estate often provides long-term growth that outpaces leaving money in retirement alone.
