Mortgage rates moved higher this week and the main reason is rising oil prices and growing uncertainty in global markets.

When energy prices climb, investors often worry about inflation. As inflation concerns increase, interest rates tend to move higher and mortgage rates usually follow.

Uncertainty also changes how buyers behave.

When headlines become unpredictable, many buyers pause their home search while they wait to see what happens next.

But that hesitation can sometimes create opportunity.

When fewer buyers are competing for homes, sellers may become more flexible with pricing or negotiations.

There is also an important concept to remember when buying a home.

There are two major variables in a purchase. The price of the home and the interest rate.

Interest rates can change over time and homeowners often have the option to refinance later. The purchase price of the home is permanent.

Because of that, moments when competition slows can sometimes create opportunities for buyers who stay focused on the long term.
