Mortgage rates dipped back under 6.5% this week. While that is still higher than where rates were a few weeks ago, it is better than this time last year.

But right now, it is easy to get distracted.

The data is mixed. Some reports show strength, others suggest things are slowing down. At the same time, global events are influencing inflation, which can cause mortgage rates to move.

That creates uncertainty.

And when things feel uncertain, many buyers choose to wait.

But that is often when opportunity shows up.

With less competition, sellers may be more flexible. You may have more room to negotiate and create better terms for your purchase.

The key is to focus on the bigger picture.

Real estate has always been a long term investment. Over time, home values have continued to rise, supported by a shortage of available homes.

So while things may feel uncertain right now, buyers who stay focused and make informed decisions often come out ahead.
