Rates moved back over 7% this week, and the market feels like it is standing still. Buyers are hesitating, and the headlines seem to point in every direction.

But some recent news could make a real difference. A new bill just passed in the Senate that would allow tip earners to report up to $25,000 of income tax-free. If it becomes law, that income could help buyers qualify for more - sometimes up to $125,000 more - in purchase power.

Meanwhile, sellers are still offering concessions and rate buydowns to help make deals work. And while rates are higher than we would like, that may not last forever.
